EXPERIENCED

Latitude 303 Logistics is a speculative, two building, 900,000 SF, in aggregate, industrial facility located at the I-10/Loop 303 interchange in the Glendale, AZ submarket with a 1Q2022 delivery date, and sponsored as a joint venture between Westport Capital Partners, AEW, and McKinney Investments.

16-acre mixed-use development, 5-story, L-shaped, 250,000 SF office and 20,000 SF of retail, including 800 car parking deck. Sold to an institutional buyer for 40% above development costs, generating an 18% compounded annual IRR over the 9-year hold period.

Phase I: 3-story, u-shaped 130,000 SF office building. Phase II: 3-story, u-shaped, 135,000 SF office building. Sold in 2006 to a public REIT, providing the investors with a 40% annualized rate of return.

400,000 SF, 28’ clear on 24 acres with parking for 427 cars and 16 trailer spaces. After signing a 10-year lease, the tenant purchased the phase II site for the sequel development to retain future control and development.

430,000 SF, 28’ clear on 42 acres with parking for 270 cars and 130 trailers. Built speculatively, the project was 100% leased by project completion. Cash-on-cash return exceeded proforma by 30%.

Phase I: 6-story, 125,000 SF office building. Phase II: 6-story, 125,000 SF office building. Sold to a family trust, providing the investor with a 20% annualized IRR.

A speculative, 130,000 SF office development entirely leased to Abbott Laboratories for 15 years and sold in the 5th year for $340/SF providing investors a 38% compounded annualized IRR.

A speculative, 3-story, 110,000 SF development entirely leased to Tate & Lyle for their US headquarters facility and sold for $245/SF producing investors a 26% compounded annualized IRR.

An 18-acre, multi-phased, multi-story, speculative office development designed to be technologically - advanced and exceed the needs of new tenant requirements in a post-Covid marketplace; Phase I commencing with 300,000 SF.

In aggregate, a 56,000 SF series of speculative, professional buildings leased to Lurie's Children's Group and Bright Horizons Child Care sold upon completion at a 5.5% capitalization rate providing investors a 175% return on their investment.
